We took a little break, a pause. And we didn't plan to hit pause, but life happens. Life happens, and that's okay. Because it cannot be helped. And it goes right along with beyond the closing table. Right. Because life happens beyond the closing table. But I've missed this.

SPEAKER_01I have too. Missed it so much. It was hard for me just now to walk away from all the work that's waiting for me. Yeah. But this is fun. I do enjoy it. And is I'm sorry, is this the first time the three of us have sat down together in the last month? Since I think you and I did the last podcast. But even not even podcast related, just like the three of us together. Like I feel like this is the first, almost the first time in the last month.
SPEAKER_00I mean maybe like for 10 minutes yesterday.
SPEAKER_01Yeah.

SPEAKER_02Yeah. Um. So before we get into why we've been MIA from the podcast, I want to say, welcome back, Melanie. Yay. Welcome back, Tabitha. Hey. How do you feel being here?
SPEAKER_00Good. Yes. It just feels like it's supposed to be.
SPEAKER_02Yeah. I feel good. Right?
SPEAKER_01I miss the podcast. We did a career day this morning at the middle school, and we told everyone that we've got the podcast. Because we thought the good big sign, and they were so impressed. Yeah. Like there was this one girl, I'm sure you remember her, and she was just like, Yeah, you guys get it. Right. I was like, Yeah, she's on my team.
SPEAKER_02It's funny. They're like, What do you do? Well, what's that sign? Yeah.
SPEAKER_01What's the keyword? Well, some of them thought we only did a podcast. And they're like, no, we actually have like a real job, and then we do this for fun. Yeah.
SPEAKER_00So we were cool. Yeah. Like a hundred percent. Because even when they did see the podcast, you know, sign postage for or poster first, that's kind of where their questions went. And then they're like, oh, wait. And then you do the closings, and then there's the drama and the chaos that you talk about. And then they would say, Wait, and you guys do this all yourself? And we were like, Yeah, Caitlin's also an engineer.
SPEAKER_02New title. Um add it to the resume. Add it to the resume. Um, I I just suggested watching YouTube videos, you know. Yeah. That was all my that's all I had for them. Yeah. You can learn anything off of YouTube. I was like, don't ask me how I did it. I did it and it was hard.
SPEAKER_00Well, every question that they asked, we had an answer to, and if they asked if it was YouTube or Spotify or Apple, it was on the floor. It was there. It was just where we are. What is the word? Um everywhere. Oh, there's a word. I never can think of the words when I'm on this mic. Um relevant. We were relevant to every media they were talking for. Yeah. Yes.
SPEAKER_02Um, my favorite part was whenever they would come up and be like, what do you guys do? And then like we would start talking and then they would zone out and tab would be like, Do you want to own a house when you will need us?
SPEAKER_00They're like, Yeah, that's the goal.
SPEAKER_01Okay, after you left, Caitlin, I got brilliant. And okay, this was my little pitch for the kids. Okay. I said, Okay, so you're gonna buy a house, you're gonna get with the realtor to find it, you're gonna get with the lender to borrow the money, then they're gonna come to us, and we're gonna do all the research and all the paperwork, and we're gonna make sure that you buy a house, but not inherit anyone else's problems. That was good. And that was their like light bulb. I could see so many of them were like, oh yeah, we don't want anyone's else's problems. Like, that's what you do.
SPEAKER_02You know, as eighth graders, they have so many problems. I know, right?
SPEAKER_01It's so great to hear their perspective, though. I really enjoy. Yeah. Some of them were like, You fix the house.
SPEAKER_02I'm like, not like a farmer. They're like, these women are in construction and they're building their fancy shirts. I mean we could do a little construction.
SPEAKER_00We've definitely moved some furniture.
SPEAKER_02Okay. So moving on, I feel like we have to touch on why we were gone. And I feel like that we're gonna put whatever tab feels like sharing or wants to share, we're gonna put the ball in her court. But I think I think the biggest thing to remember is like real life comes before content. Yeah. Um, this really hits on beyond the closing table. And when you are a business owner, like your personal life and your business life do help mesh, but you know, you gotta step away sometimes. And it can't be helped. Absolutely agree.
SPEAKER_00I agree. I think that everyone always talks about balance, and I think there's never really a balance. I think it kind of ebbs and flows, and there's always like some aspect of your life that needs a little bit more attention at certain times than others. But when you do own your own business, that all has to get done, regardless, which is why I think it's so important and such a blessing that we all were brought together to own this business and run this business because you can't do it all by yourself. You can't do it all by yourself, and balance is hard, and we just have always been able to jump in and figure it out, and I don't know. Keep it moving.
SPEAKER_02Keep it moving.
SPEAKER_00Yeah.
SPEAKER_02What do you want to tell the listeners? Which you don't have to.
SPEAKER_00Mm-hmm.
SPEAKER_02No, I think it's totally fine.
SPEAKER_00I mean, I've we've had so much support from not only our own families, our big families, but also our business family and our customers. And um, I mean, my mother, you know, she's just she's battling cancer. And um, I think like two years ago, we had a fight, fight, fight, got past it, um, and then it came back in November. So she had to do a, I think it's really cool. It's called a CART cell transplant, which I feel like, I don't know, maybe I could pass chemistry.
SPEAKER_01So futuristic.
SPEAKER_00Yeah, just because of the type of lymphoma that she has. Um, I mean, we were prepped from like, I mean, it started at the holidays, which is also a very hard time. Um, and so we were kind of going through treatment. I've I've been her caretaker pretty much throughout this whole battle, and um, and so then she did qualify for this study and this transplant, and so we had to just like prep, prep, prep. Yeah, so they were setting our expectations that this is gonna be nothing like the treatment she had been through thus far, but we did have to be available, you know, for 36 days and like stay like basically on the hospital campus. And wow, how that did not happen.
SPEAKER_02They did not press you.
SPEAKER_00No, so yeah, so it was um how many days you're in the ICU? 40. Or she was in the treatment housing for 40 and in ICU 29 of those 40 days. Yeah, so that also being a single mother with two kids at the end of the school year with dance competitions, with prom with Was prom the day your mom got sent. So listen, so my mom got sent home on May 1st, which is my birthday. Um, our anniversary for Authority Title, which we've not even got to celebrate yet.
SPEAKER_02Happy 30th birthday and happy to Authority Title.
SPEAKER_00Um but my mom did get to come back to my house that day. So, you know, it's just been, I mean, it's been hell. It's been absolute hell, and she's still taking it day by day and still needs basically 24-hour care, but we got good reports, so hopefully it worked. And, you know, all I want to say is emotional toll, like I've talked with both of you, like get just getting back to some normalcy. So I don't even know what today is. Tuesday?
SPEAKER_02Yeah, yeah.
SPEAKER_00So yesterday was like my first day where I actually got to get up in my own house, take a shower, get ready, stay in the same city for the whole day. Um and put on heels. And put on heels, which is it called your feet bark? Is that what they say when your feet hurt? Like their bark dog. Yeah. I don't know if they still say. Yeah, because I have heard that say never wore kick so much in my life. And I honestly got all my steps in every single day. That's a positive. Yeah.
SPEAKER_02Yeah.
SPEAKER_00And I could give tours of Vanderbilt Medical Center.
SPEAKER_02Oh, I would not want to.
SPEAKER_00Don't want to, but you know what I mean. Like, it's it's you know, also a positive, I guess, when you know your way around that place. But um, yeah, it gives you a new perspective.
SPEAKER_02Like, it's still you always say life or death, but like you really, like when you're faced with something that is actually life or death, like it you learn to care about things in a different way. Yeah, in a different way. It's not that you don't care, it's just your priorities are shifting.
SPEAKER_00Yeah, and I mean I will say, like, even with everything that goes on, like on a day-to-day, like, even when we got back from the career day, you're like, oh my goodness, like I've already talked to two people that we met there, and it's just every second is changing, and like that's how it was there, but it was literally like life or death. Yeah. Like it's just been wild. Like, there was not a second of the day for probably all of those 29 days that I had a minute to like think about myself. Think about um, I don't know. You literally are living minute by minute. I'm gonna cry. But it's great to be home. It's great to be home and back here.
SPEAKER_02Well, I was just gonna say it's important to say you are back, but that's not you are still taking it day by day. It's still day by day. She's still trying to get her recovery back, or her, no, sorry, her strength. She's still trying to get her strength back.
SPEAKER_00Yeah, and it's gonna be several months, but she's a fighter, she's a little firecracker. And what's also another positive and blessing is that my mom's also sort of in this industry, so she knows a lot of the people that we know. So, like, just our community of customers and supporters, like they let us, and I know they leaned very heavily on y'all, you know what I mean? But like what they're supposed to do. Right, but then then like I don't know, it just like we just really didn't have any crisis in the business for the most part. I mean, it wasn't like easily solved.
SPEAKER_02If we did, I've put it out of my memory. Yeah.
SPEAKER_01I I will say, as the uh other side of that, you know, being the in the office daily, you know, dealing with all the crises, all the you know, problems and everything. Um I mean, that's just what we do. That's who we are. And I know that when my turn comes for having something go wrong, I know you guys are gonna have my back. Absolutely. And that's just, you know, we don't what is it like? We don't um like tally tally tabs.
SPEAKER_00Yeah. Yeah, and I mean that's just that's even what we were talking about today at career day, like our culture, we have worked so hard to build that, and I feel like everyone that kind of comes into our culture sees that and knows that. And you know, it was even like the nights when I would come in at nighttime and just have an hour just to look at my emails, like I was so grateful just to have to get out of your house and get out of hand. You know what I mean? But like it's because we do love what we do, and we've just been doing it for a long time and like really shaped it into what we want it to be. Yeah. And I did listen to our podcast all of them, all over again. So she was the email.
SPEAKER_02I got on there one day and was like, holy cow! I was like, look at all the downloads, and I was like, we haven't even been advertised. And she's like, Well, I've called all the value day drivers. All the nurses, all the nurses.
SPEAKER_00I I've given my car I've had so many like nursing assistants just start talking. I mean, it's because you just you literally get to know these nurses, and I mean they're there like every three days or whatever, and I mean you just you gotta talk about something, you know what I mean? Yeah, and it would always come up. That's another thing about like career days. People buying a house, like it's I can walk in the gas station and it usually comes up, like it's crazy. And the valet drivers, I mean, like they all were like, that is so cool. You've got to buy they would download it as we were sitting there, and I mean, as a few of them have even texted me and like, when are you guys dropping a new podcast? Like, I really enjoy it, and you know, you just never know what's gonna become of it. And um, I think that's also the energy that we give off. And um, I don't know. I it's just wild. You just can't make up anything that happens in a day. That's true. That is true. I can't make it up, and that's kind of why we're like beyond the closing table, all the chaos, because it's not always bad chaos, it's always like a million different things going on. Yeah, and um, you know, it's it's it's been great just having support and our team. Your mom's sister, and our customer. Oh my goodness, my mother's sister. Um, I don't know what I would have done without her, my aunt, who's also in this industry, who also owns her own company, who also knows like what we gotta do to get it done. And I told her, we'll never be able to thank her, but I will be taking her to Costa Rica.
SPEAKER_02I'm like, load it up. Let's go.
SPEAKER_00We are all inclusive.
SPEAKER_02What a great that would be a great celebration out of everything. What did this month teach you? Being away with your mother, yeah.
SPEAKER_00I mean, I think it just teaches me resilience because you just was that your New Year's word? Yeah, I think so. Was it? I don't remember.
SPEAKER_02It is now.
SPEAKER_00Okay, it was something like that. I mean, I I think that it just teaches you that I mean it priorities, right? First of all, but also like you are not promised tomorrow. So, like, if my nails if my nails don't get done today, I'm gonna be alright. If I don't get to eat my normal healthy food, I'm gonna be fine.
SPEAKER_02You can settle for it.
SPEAKER_00Yeah, like I might have to eat a cheese, like it just skip the fries and you'll be better. You know, and it also um I think it teaches you how to deal with humans a little bit. You know what I mean? Because, you know, when you're in a life or death situation, you gotta speak up. You've gotta ask questions. I might have got better at note-taking.
SPEAKER_02Wow. What about your handwriting? Could you read your notes?
SPEAKER_00That's not true. Probably not. Maybe a lot of voice text. Um, but you know, I think that it just really teaches you, I mean, not only empathy, but like forgiveness and it also teaches you, you know, everybody's not your person. You know? And it is true that like the people that you know you can lean on the most, like, even sometimes there ha doesn't even have to be words. You just know like it makes you appreciate that and it makes you want to be that person.
SPEAKER_03You know what I mean? Yeah, yeah.
SPEAKER_00Like it just, I guess, what is that? Humility? It teaches you humility and just good human nature. And I think it's um I mean it's helped with my teenage daughters. Like they've you know, you never want them to see I mean their grandmother go through this, but it also teaches them life lessons that they're never gonna forget.
SPEAKER_01Life is precious.
SPEAKER_00Life is precious, and we all gotta stick together, you know.
SPEAKER_01And they're gonna see how hard you've worked with your mom. And listen, when you get old and sick, they're gonna do it for you. Or they're gonna be like, no way, Joseph.
SPEAKER_00Yeah, well, hopefully they forget those few times I lost it.
SPEAKER_02You're like, you remember when I lost it, and I was like crying, complaining, like, no, no, no, no. That was actually great the whole time.
SPEAKER_00Yeah, it literally kind of puts you in robot um survival mode. Like survival mode, like, you know, there wasn't any time for any arguing.
SPEAKER_02Like, I mean no energy.
SPEAKER_00There's no energy, there's no arguing, like, you're just making it through the day. So thank y'all. Like, from the bottom of my heart, always and forever. Like, I hope you never have to go through it with your mothers or fathers. Um, but I'm so thankful that I have y'all. And uh I'm so thankful that my mom made it through this. Yes, and we're taking it one day at a time. Exactly. And I will make her coffee and make her toast and stir it and all the things.
SPEAKER_02We're very glad that she is now in recovery mode. Yes. And we're glad that you're back when you can be. Yep. Until she gets her strength back. And what else, Mel? I mean, we made it. We did, we did.
SPEAKER_01What did you guys learn through this? So I don't feel like I learned so much as it reinforced teamwork. Yeah. I mean, we've already talked about that. But like, it was just really, you know, we just we had to step it up. We had to take care of things that would have normally we would have leaned on you for, and you know, and it just it worked out. Yeah. It was the busiest month our company has ever had.
SPEAKER_00Um well, I was, I'm just gonna tell you, like, I was like, you know how I I don't know, we kind of had these. With these conversations before where you kind of have to step back and like let somebody lead or let somebody take control of a situation, and you guys handled it.
SPEAKER_02So we have such a good team right now. Like, yes, like we couldn't have done it without Lindsay. She's not on the podcast, but Lindsay's amazing.
SPEAKER_00She is amazing. So, I mean, gold stars. Yeah. You know? Absolutely. And it does put you the in the whenever you are in that situation, you're like, I'm the expert. I'm going to give my answer. It's going to work out. And whatever decision you make to make it happen was okay.
SPEAKER_01And listen, I did really good on setting other people's expectations. That is awesome. I did not like push myself to Russia closing because they needed it done, because I knew, you know, I'm not going to have time to get to your documents until Tuesday. After Tuesday, then I can close Wednesday or Thursday. And I think that's awesome. It was really good. Nobody gave me a hard time about it.
SPEAKER_02It was And it's because you couldn't rely on where I was going to be. Exactly. I could have been on the road going to another closing. So it's like you were you had to stick to your boundaries.
SPEAKER_01Yeah. Yeah. And I did, and I'm like really proud of myself. I did a good job and I was nice to everyone about it. I wasn't rude, but I stuck to my boundaries and everybody respected them.
SPEAKER_00And exactly, so now you know it is possible for you to go on your timeline with everything in the flow, but that like Yeah. You could it makes you trust yourself more, right?
SPEAKER_03Absolutely.
SPEAKER_02Okay, so I feel like we could have easily this is like so random, but here I go. I feel like this is not even like anything that I have thought about before this moment, but we could have easily been like, we're not gonna do another podcast. We could have just retired. Absolutely. But like what do you think makes you like want to keep doing the podcast?
SPEAKER_01It's fun, it's like a creative outlet, and I'm proud of it. I'm proud to tell people like, hey, we've got a podcast. Caitlin learned how to literally do everything. You know what I mean? Like, those aren't skills that I want to just like stop and give up on.
SPEAKER_00Like they're cool.
SPEAKER_01Yeah.

SPEAKER_00And I mean, I think that it just goes with exactly who we are and what we do. Like, I what's we are so much more than title agents. Right.
SPEAKER_03Mm-hmm.
SPEAKER_00I mean, we are creative closers. And it's like we say when we're bringing people in shameless plugs.
SPEAKER_02Creative duck closers.
SPEAKER_00Exactly. Um, you know, there is no way to describe as a title agent, escrow agent position. Really, in its entirety, to anyone coming into this industry.
SPEAKER_01I mean, even like a little tiny snippet, you still can't do it.
SPEAKER_00And and it's like I don't know. I mean, I probably yeah. Like gotta happen. I think that, and also even just hearing from some of our listeners just about how our dynamic is and how we do make it through the day and how we make our decisions, like and it also brings us together to like actually sit and talk about something. Exactly.
SPEAKER_01Caitlin, how do you feel? Since you're the one that does all the work, all we do is talk.
SPEAKER_02Uh I miss the podcast. Um, but I did have to spend like two hours re-familiarizing myself with everything, and I was like, okay. So hopefully this turns out good and we can post it. Yes. Minimal editing. Minimal editing. Um, but no, I missed it. I enjoy it. Um, I think because we I mean we've done so much because today, you know, we're gonna record three episodes. I hope you guys are ready. Um, because we got so much to talk about. We got TNLTA that we did, which all the updates with that, and just all kinds of, you know, everyday scenarios. So I feel like um we've been gone too long. There's so much to try to fit into a 30-minute recording. Which 26 minutes. 26 minutes. So we are about ready to wrap up the first one.
SPEAKER_00Yeah, I mean, I think everything's just getting better as we go. Right? We're able to kind of lean into more of everything that we do. And um hopefully the listeners are getting to know each of us and our personalities and what makes us happy and what makes us tick.

SPEAKER_02Okay. What is weird things people say to you when they don't know what to say during hard times? So, what's the weirdest thing people have said to you while your mom's I have best and worst. Okay, go.
SPEAKER_00Because I've thought about this. Do the worst first. The worst is everything happens for a reason. Which Mel already answered that for me with the daily B calendar.
SPEAKER_01Oh, yeah. Sometimes the reason is you're a dumbass. I have no funny things to say about that.
SPEAKER_00Or like everything happens for a reason, but like what the F is the reason.
SPEAKER_02F yeah.
SPEAKER_00Um, or honey, you're so strong. How do you do this? And I'm literally like, I have to do I have no other choice. Yeah. And maybe I am strong, but I'm tired.
SPEAKER_02Yes.
SPEAKER_00Um, and I mean I know everybody means well. Oh, yeah, absolutely. So with that, I think the best things you can literally say to somebody is this sucks. Yeah. I'm sorry you're dealing with this. Sucks. I'm sorry you're dealing with this, or just simply like, I'm here. If you need anything, not what do you need, you know what I mean? Oh, it's overwhelming. Yeah, like sometimes what do you need is like, uh what were we talking about?
SPEAKER_01Do you are you saying like drive me over here, pick up my groceries for that, or just like here's a handwritten note to keep me going through the day?
SPEAKER_00And I mean, I really think that it's all as well intentioned, but it's sometimes just so refreshing to hear I'm here. I'm here when you need me. I don't know, that's what I got.
SPEAKER_02And you had a positive?
SPEAKER_00Oh, those are the positives. The positives is this sucks. Cancer effing sucks. Um that was the positive. Yeah, and then I'm just I'm here. I'm here. If you need me, you know I'm here. A lot of my friends, that's what they would text me. And then a lot of my mom's friends would say, I feel like that's very generational.
SPEAKER_01But like her mom's friends were like, What do you need? What can I do for you? And then Tab's friends are like, Oh, that's how you're doing this. Dang.
SPEAKER_02Yeah, yeah. That's like what I say a lot to Lisa when I'm talking to Taylor. I'm like, just sucks. Like, and I'm like, I know that doesn't even like begin to encompass how much it sucks, but it literally sucks.
SPEAKER_00There's just no other words other than like bad, bad words.
SPEAKER_02Yeah, yeah.
SPEAKER_00And that still doesn't help.
SPEAKER_02Scream that into an empty room.
SPEAKER_01There's a rage room right down the street. Oh wow. Yeah. Oh my god, where you get to like hit things? I think so. I think you get to break that out. I don't know. I love to break things.
SPEAKER_02I would injure myself.
SPEAKER_01They give you like gear so you don't.
SPEAKER_02Uh okay, I'm not quite sure what this one means, but what's one thing you became obsessed with this month?
SPEAKER_01Heated robbery. I don't think that was this month, but I'm just still obsessed with that.
SPEAKER_02Yeah, still going.
SPEAKER_00I think just more on my like fasting obsession and eating protein, like and my podcast. Like it literally gave me time.
SPEAKER_02I didn't get our book finished, but I did get a lot more information about healthy eating and well, I think when you're around like six people, yeah.
SPEAKER_01Yeah. What about you, Caitlin?
SPEAKER_02Uh, what have I been obsessed with this month? I don't know. Plants because it's springtime and like gardening and being outdoors is like my happy place. Happy place. And so I just like being surrounded by oh, you know what it is. And this is like so telling of my age. It's bird watching. Started bird watching? I do love birds. I've been obsessed with keeping my bird feeders like full and my hummingbird feeder full. I only have one single hummingbird, and I don't know where his friends are, but I've been keeping him fed.
SPEAKER_01Do you have one of those? I think it's on the bird feeder itself. With the camera. With the camera. No, I've been looking into it. We got one for my mom last year. My brother and I went on it together, I think, for her birthday or mother's day. And it is cool. I love it. She'll send screenshots of like, look at this bird I got today.
SPEAKER_00And like, it's I feel like I will totally be a bird watcher at some point in my life.
SPEAKER_02I feel like that's like the third thing that's happened to me this year that makes me realize I'm getting old. The first thing was I'm late. I started liking Bloody Mary. Oh, yeah. Second thing, I started having night sweats. And the third thing is I started bird watching all the time. Oh my god, 35 times.
SPEAKER_0035, it doesn't go back. Yeah, you it's a new life.
SPEAKER_02Oh man. I've been obsessed with my plants and bird watching. So I'm bad about it. It could be, you know, obsessed with like something expensive. Yeah. Or drugs or like stuff and factors.
SPEAKER_01I say that all the time, like, hey, at least it's not drugs. Yeah. So yeah. Another special edition of the book that I own three other copies of. At least it's not drugs. Like at least it's hilarious.
SPEAKER_02And I think my bird food probably costs less than your books.
SPEAKER_01Um, probably, yeah. Alright. Bird watching good. Bird watching good.
SPEAKER_02Yeah. That's a good thing to have. Um, okay. You? You said okay, you said health already.
SPEAKER_00Yeah. Just eating habits and all those things.
SPEAKER_01My uh Mother's Day was last weekend, two days ago. And everything my husband got me was heated rivalry related. That is so funny. I got you guys aren't gonna understand this, I don't think. Maybe yeah, you did, you will. Um so I got a t-shirt that says mentally I'm at the cottage. And then I got a I feel like I can like piece together what that means. Yeah. And then I got a um, it's not called a jersey. What is it called when it's a hockey player's? I think it's called sweater or kit. Oh, it's no kit is soccer. I don't know. It's their, you know, their uniform with their number and stuff. Yeah, it's it's like a jersey. Yeah, it's the Rosinoff one. Um but it's but it's from Hewed Rivalry, not from the second book of their story, so it's uh the Boston team, but that's okay. So we need to have a sports day. Oh, yeah. Absolutely. And then I got a cute bookmark that one side is Hollander and one side is Rosinoff. That's pretty cool. I know you love it. I've not watched it. It will uh get your heart rate going. Okay. Your mom probably will not want to watch it. I don't know, mom will be surprising you.
