SPEAKER_02I am making it. There is a reason Mel started this one off today. Alright, so today we are going to have a fun short segment with some hot takes in business, real estate, and title. So I'm basically gonna throw out whatever to you guys and we're gonna catch it. And you're gonna catch it and hopefully throw it back. Alright, let's do it. Okay, guys, this is for business owner hot takes. Hustle culture. Is it overrated? Yes and no. Okay.
SPEAKER_01Explain. Okay, because we have to hustle every day. And when I say hustle, I mean we have to put in effort, you know, so you can't just sit back and hope things come to you. You have to actively work to make things happen. But also another thing I think of as when I hear hustle is doing so much that you're stressing yourself out constantly. And that's the part that I'm like, no. You can do this, you can do this positively, you can do it consistently, but you don't have to be on like your high alert chaos, whatever it is, you know, high blood pressure all the time.
SPEAKER_02Like you're just surviving on adrenaline. Yeah, yeah, stress.
SPEAKER_00And I mean, I consider hustle culture as just like this is my lifestyle as title, you know, kind of and not kind of is, and so you're always like talking about it, talking about it. We always give a hundred percent. I mean, it is a constant hustle. There's a title company around every corner, you know, and you've got to stay relevant on top of it.
SPEAKER_01I mean, yeah, but you can hustle without making yourself sick. Absolutely.
SPEAKER_02I am big on you reap what you sow. Like, you know, like you're gonna get out of it what you put into it.
SPEAKER_01That's absolutely true. Yeah.
SPEAKER_02So that brings us to being busy is not a personality trait. And that this one cracked me up because I was like, Tab literally is always like, I'm busy, I'm busy, I'm busy, I don't want time.
SPEAKER_00And so I feel like sometimes I don't tell our customers that though.
SPEAKER_02No, no, no, no, no, no, no. I feel like sometimes busy can be a personality trait, whether you want it to be or not.
SPEAKER_00Well, those who know me know I make time for what I want.
SPEAKER_01Well, that makes me think the people who are too busy to do everything, they've overcommitted. Yeah, absolutely. So haven't set their boundaries. They need to work on that.
SPEAKER_02Yeah. It shouldn't be a personality trait. Right, I agree.
SPEAKER_00Should not be.
SPEAKER_02That actually just saying the word busy as a personality trait, like I feel like tightness is my channel. I do too. I feel like it kind of makes me nauseous. A little attached. Yeah.
SPEAKER_00Um But I we have come a long way though, because literally 10 years ago, busy was like there was no stopping.
SPEAKER_01Even five years ago. Even five years. What year is it? Six years ago.
SPEAKER_00Yeah, like there was you didn't even have time to end a phone call sometimes.
SPEAKER_01Like it was that is 100% true.
SPEAKER_00You know what I mean? Like it was not a lie. And we made it through it and we're never going back there.
SPEAKER_02No, that is absolutely true. Oh my god, I thought I forgot to hit record and I didn't the tightness in my chest just tightened. Uh okay. Nobody reads emails. Hot take. Do we think that accurate?
SPEAKER_01I I do. I think, and the emails need to be shortened to the shortened. And I have really started structuring my emails differently where I try to do no more than two sentences in each paragraph.
SPEAKER_00I've been saying no paragraphs for years. I don't read paragraphs, never gonna read paragraphs.
SPEAKER_01And I have recently, within the last few weeks, honestly, started like underlining the important parts of the paragraph. Love that bold. See, I'm like, here's the title problem. This is what my underwriter's requiring.
SPEAKER_02Yeah.
SPEAKER_01Requiring this deed.
SPEAKER_02Yeah, and you know, and it's sweet to the point.
SPEAKER_00Yeah. And I also think that the email automation services that we have has really helped that because you can color code it and we got the AI working for us. And I have learned how to dictate an outlook.

SPEAKER_00So I don't even have to type anymore. Oh, that's awesome. So if you get voice audio or voice text or audio messages from me, now they're also gonna be emails.
SPEAKER_02Oh, I'm so thrilled.
SPEAKER_00Now I'm gonna have to train it to not spell your name M-A-I-N. I'm like, that's wrong.
SPEAKER_02What was it? What did it say the other day, whatever you were talking about?
SPEAKER_00That's completely not what I said. Yeah, no, that's our It was a whole history lesson, and I yeah.
SPEAKER_01Okay, Caitlin. I know that you've been doing the like AI auto responses. So, like, how has that okay? So, this is this is what I'm talking about. She gets an email now, and her our AI computer program talks to her email and it says, This is what you should probably say to this email. How often do you leave it? How often do you have to revise it?
SPEAKER_02I leave it a lot for people who wouldn't know that it wasn't me. Like if it's you or Tab or Lindsay or whatever, and I'm like, nah, they're gonna know that's not me. But for other title companies and stuff, I I simply just proofread it and make sure it makes sense and goes along with the file because it can figure out what is going on with my file to answer the question. It's amazing.
SPEAKER_00Yeah, the few you've read me were it's amazing. My mind was blown.
SPEAKER_02And so a lot of times I don't read all my emails because by the time I get to the email, my AI system, whatever it is, has already come up with a response. So I don't even have to read the email to like I can just swift like quickly like glance over. It's crazy.
SPEAKER_00It's awesome. Just imagine when it's gonna be in a year. I mean, it's gonna be you. Okay. There might be a hologram of you sitting beside you. That's crazy.
SPEAKER_01I don't uh I don't think I need another me in this world. I want three. I did get one of your AI response emails because it was so ridiculous. I sometimes I'll send them to you just to be funny.
SPEAKER_02It was really funny and okay.
SPEAKER_00And then another how funny we are.
SPEAKER_02I'm giving myself away, but I told Lindsay, I was like, if you ever see the word best, and then my name, you know it's not me. Because I'm always like, thanks, and then it's like best, Caitlin. But I guess earlier someone emailed me and it was like so AI, and it said best, and then her name. I was like, ah! We have the same AI program. Come on, you lady in my eye. So, anyways. Uh, okay. This next uh hot take. Every business owner fantasizes about disappearing for a week.
SPEAKER_01I mean, I don't think you'd be a business owner to fantasize that. I think that's a yes. Everyone takes a break. Yeah.
SPEAKER_02If you're a business owner and you're not taking a break, that's a problem.
SPEAKER_00Yeah, you need one. What are you doing?
SPEAKER_02Yeah. Like schedule that in. Go back to being a being busy is not a personality track. Yeah.
SPEAKER_04Yeah.
SPEAKER_02Yeah. Take a vacation. Everyone take a vacation, like you only have one life to live. Exactly. Go on the track.
SPEAKER_00You only have one life to live, yes.
SPEAKER_02Um, okay. Hot take. Networking events are just prom for adults or adult field trips. This cracked me up because I don't agree.
SPEAKER_01I agree in some sense because I mean there are some where it is clearly everyone's there to socialize. Yeah. And that is the objective of everybody.
SPEAKER_02And you're just kind of like awkwardly like in little groups and stuff. That does remind you a lot of uh prom.
SPEAKER_00So I think you just gotta be intentional. Yeah. And like if you know it's gonna be like that and you just want to support the person, show up, say hi, what's up, I support you, and in and out. In and out. Yeah.
SPEAKER_02Um, okay, so quick question or um quick question emails, text, or phone calls. They're never really quick. Hot take.
SPEAKER_01Oh, they're never quick.
SPEAKER_00They're never quick. I I I will say this. You know, sometimes I'll get phone calls and I'll be like, look, I can't talk right now, shoot me a text. Well, it's a quick question, just give me a call. And I'm always like, if it was quick, you could text me. Right?
SPEAKER_01That is absolutely true.
SPEAKER_00And yeah, never quick. Which I'm open to all questions, but you know, you gotta be open to I'll call you back as soon as I can.
SPEAKER_02I love the last three hot takes, so I'm excited to see what you guys think. Okay. Um, okay, so hot take. Working late does not automatically mean you are productive.
SPEAKER_01100%. Oh yeah. Yeah, yeah. I would much rather be more productive during business hours so I can go home on time, than like I don't know.
SPEAKER_00That's our culture from PTSD from early career. Yeah. Like early career, they would be like, you're gonna wait till you get that closing package. And that could be seven o'clock, eight o'clock, nine o'clock. And I'm literally back then thinking, This isn't closing today. You know what I mean? So when we started our own business, we said, You give 100% while you're here. And I mean, I come in and work after hours all the time, but I've never expected our staff to.
SPEAKER_02Yeah. That would take me off if I said that for a few more hours after five o'clock and waited for you have PTSD, that will never be.
SPEAKER_01Or like when we were Fannie Mae closers, it was the last day of the month. Yeah, we could not leave the office until our files were closed and we had faxed certain documents to Fannie Mae confirming that it was done. And so if they did a signing at eight o'clock in the evening, we had to wait till the docs came back to us afterwards. Yeah. And then sometimes those notaries that were mobile notaries, they wouldn't send it to us and we had to hassle them. Oh, it was horrible. I mean, and it wasn't even this was like almost 20 years ago. So this was not like everyone had all the technology like they do now. Exactly.
SPEAKER_00There weren't even smartphones. And we said to ourselves, we know what we're not gonna do, and we did not do it.

SPEAKER_02Uh okay, hot take. Not every client is worth keeping. 100%. Yeah, we learned this.
SPEAKER_01Yeah, there are some that just suck all the energy out of you.
SPEAKER_02Not worth it.
SPEAKER_00Every customer is not for us.
SPEAKER_02And we're not for every customer. True.
SPEAKER_00It's okay.
SPEAKER_02Um, okay, boundaries do not make you rude.
SPEAKER_00Absolutely not. Nope. 100%. They make you a person. Yeah, they make you a person and they make you personal uh person and more professional.
SPEAKER_02Yeah.
SPEAKER_00Like, don't set my expectations and then fail me.
SPEAKER_02Oh, well, also I think boundaries are about respect, and if somebody doesn't respect you, you probably don't want to work with it.
SPEAKER_00Absolutely true. Yes. In everything in life. Cool.
SPEAKER_02Okay, so that was business and work hot takes. We're gonna quickly go through real estate hot takes. Uh Friday closings after 3 p.m. should be illegal.
SPEAKER_01I agree. I agree. Yep, I agree. Everybody is stressed out, they want the money so the people can move in without any issues. Like, why are you doing that to yourselves? Just go at the day off of work, close at 9 a.m. so you have the whole day.
SPEAKER_00Or if you know it's not and it's supposed to, go ahead and work out your occupancy agreement and close on Monday.
SPEAKER_02Yeah, be proactive about that.
SPEAKER_00Yeah, be on the offense.
SPEAKER_02Yeah, because I mean, once it's 3 p.m., that's up in the air. Who knows?
SPEAKER_00Exactly.
SPEAKER_02Who knows? Um, okay, hot take clear to close does not mean smooth closing ahead.
SPEAKER_00Yeah, yeah, no.
SPEAKER_02So if you lenders love to say clear close, well clear to close.
SPEAKER_01Well, so here's the process. When their underwriter has a clear to close, that means everything's been approved. But now the closing department has to get closing instructions to the title company. The title company has to prepare the settlement statement, the closing disclosure. We have to go back and forth with the lender. Sometimes there's an invoice missing, and we got to add it back in. Like it could take hours before you get an approval on that CD. Then is when you the they can work on the closing documents. And some of them are like push a button, here's the closing docs. Some of them are not. Yeah. There's that we were talking about, was that this time or last time? Old school, like get updated programs. Like, if your closing package is not like boom, here it is, think about what technology you can get to make yourself more efficient.
SPEAKER_02Exactly. Um, okay.
SPEAKER_01Okay, and then I'm just gonna say this when we get the closing package, we print it and then we have to reorganize it. Uh-huh, absolutely.
SPEAKER_02It's not and review it. Because sometimes we get closing packages and the names aren't right. Yeah.
SPEAKER_01Yeah. That is not the end of the missing from the documents. Or I've gotten it before where it's like, whoa, what's this name on the D of Trust? And they're like, oh yeah, that's the mom. They're gonna sign with this. And I'm like, I don't know who this person is.
SPEAKER_02Yeah, I need to run a search on that name to make sure there's so you need clear to close from your title agent.
SPEAKER_00Yeah. And the lemon. Well, I'm saying what for and for when to schedule closing.
SPEAKER_02Yeah. Okay, hot take. Realtors and title people need therapy after month end.
SPEAKER_00No. I mean, I was I think like a massage. Yeah, I think we've moved past that.
SPEAKER_02Okay. Do you think so?
SPEAKER_00Yeah, I was gonna say, that's more re that's more realistic. Like there's a reason.
SPEAKER_02Maybe me doing accounting at month in your local Mexican restaurant. Yeah. Shout out now.
SPEAKER_00Turn up Tuesday.
SPEAKER_02Uh no. Seriously though, I don't eat therapy after every Monday.
SPEAKER_00But it's it makes more sense than month in now because clothing are spread out. It used to be at the end of the month, you would have like 60 deals a day, and you're like, now it's full throughout the month.
SPEAKER_02Yeah, I think it's just Mondays is like the day that I think everything comes over for the weekend, and that's when you're like giving your updates and preparing for the week. So I definitely think Mondays are kind of more crazy than month end sometimes. Or every Monday. Um, okay. Hot take. People still do not understand wire fraud. Agree.
SPEAKER_00I agree. 100%. Why we're here for you.
SPEAKER_02You're never gonna learn about it if you don't listen.
SPEAKER_00Yeah, that's why we are gonna keep talking about it. Like, I mean it's it's it's real and it's happening.
SPEAKER_01And people I have people that will still eat only their wire instructions just in a regular email. Yeah. I'm like, you are about to get hacked. Yes. Or you already have been hacked and they're just stealing this from you. You know, you've got to be careful with your personal information.
SPEAKER_02And I think people are in denial that it'll just be gone forever. Like, I think that they think if it happens to them, they're that the title company will do something, or you know, like the bank. Like, people need to understand, like, you do have to have some type of responsibility for your own.
SPEAKER_01And I think the majority of funds that get stolen through wire fraud do not get recovered.
SPEAKER_00Yes, absolutely. I mean, yeah. We we need we need to do some new statistics on that because I think they're out for 25. We'll do that on an episode. Yeah, most of them are not recouped. Pay attention, consumers. Yeah, and this is for everything, not just in real estate. This is literally everything.
SPEAKER_02Okay, I got two more for real estate hot takes. Uh, group emails with 17 people are chaos. Yes. Yes. I've experienced this lately. Amen.
SPEAKER_00And then somebody's gonna end up talking some mess, and somebody's gonna get caught on it. Yeah, and it's just rude and unnecessary.
SPEAKER_02Either that, you get somebody who says something when they don't realize who all's on the email chain, or you get 27 thank yous that I don't need clouds. Oh, I don't need that. Receive, thank you. Thank you. Got it, thanks.
SPEAKER_04Yeah.
SPEAKER_02Okay, last one for real estate title hot takes. The calmest person in the transaction. The calmest person in the transaction is usually the title company because we've already seen everything that can go wrong. And heard it all before.
SPEAKER_00Yes, agree a hundred percent.
SPEAKER_01That's interesting.
SPEAKER_00We've heard it all, we've seen it all, still stuff there's still new things, obviously, but we usually have solutions for uh any situation.
SPEAKER_01Yeah, that's true, because we're like actively in the file, working on it, and then you know, a lot of times like the realtor they understand like what's it called? Like hypothetically what we do, but they don't they don't know what it is that takes place. So when we say, you know, like oh, I've called, I'm getting this, like they don't have the reassurance that we do. Yeah. Because we know what that implies and what that means. Like, they are still very much just like this isn't resolved. What do we do? How do we, you know?
SPEAKER_00We are the authority in a real estate transaction. Yeah, we solve the problems, we transfer the title. We've got you. We are your people.
SPEAKER_02Uh oh, social media hot takes. Ugh. How did I miss that?
SPEAKER_00This will be fast.
SPEAKER_02Okay, hot takes. Social media makes everyone feel behind. I believe that. I feel like social media makes people feel like they're behind.
SPEAKER_00Or ahead.
SPEAKER_02Okay. Okay, Miss Perfect.
SPEAKER_00I was thinking like sometimes you see the same things. That's my point. That is my point. Like, sometimes you see the same things over and over. We had this conversation with the realtor beside us today about TikTok. He's like, He's stopping. He's like, listen, I still watch it, I'm still there. I feel like if they can look you up and they know where to find if you're doing your job properly, I'm not against social media for your businesses. But like, I'm just gonna be real. Sometimes you go on social media, or like the other day, I had a few friends, and I was like, you're missing out in life. Like you, if you're worried about this, you are missing out in life. Like it's taking too much energy. Like, I feel like if you're putting your information out there and you are like for your business, people know that you're there, they know where to find you. Yes, they relevant, but I feel like it's not always making you feel behind.
SPEAKER_01Like I think it's I think if you're not paying attention to it, then you don't. Yeah. But if you're so focused on what your competitors are doing out there or whatever it is, that you can absolutely feel bad about yourself.
SPEAKER_00Yeah, I think so too.
SPEAKER_01Because you're gonna see them do something and then you're like, Oh, I haven't I didn't do that, or you know, whatever it is. And then some people are really good at social media, and some people are really good at doing their job, and it's not always the same people. That goes with your psyche. Yeah.
SPEAKER_02Um, okay, next hot take for social media. Everyone online is suddenly a life coach.
SPEAKER_00God, yes.
SPEAKER_01I don't scroll a whole lot. If I do, it's book related, so like, yeah, I don't know.
SPEAKER_00Either, but when I am looking at something, I'm like, hi, ay, yay.
SPEAKER_01Okay, now that I'm thinking about it, I I do see a lot of like those videos where it's like, okay, I really hate the ones where it's just someone standing there and they point up to whatever words they put on, and then they point down, and you have to read their stupid post and do not want to read it. Just do a video and tell me that people are. Yeah, they literally just stand there and they're like, hey, I'm pointing up, and now I'm pointing down. People literally it it people are feeling themselves. Like it is crazy. Now I'm ready for that trend to be over.
SPEAKER_02I don't even know what that is. I don't either. And also, this speaking of not knowing what that is, um, I don't really completely understand what this is, so maybe I'm too old. I don't know. Soft life content is stressful.
SPEAKER_01I don't know what that means.
SPEAKER_02Soft life. Soft life. Um is that kind of like clean girl era?
SPEAKER_01We're gonna skip that one. What is soft life?
SPEAKER_02Oh, we're gonna ask.
SPEAKER_01Soft life is a lifestyle that prioritizes ease, comfort, and emotional well-being over constant hustle, stress, and burnout. That doesn't show up on my scrolls, so I don't have the soft life.
SPEAKER_02So that's saying soft life content is stressful to you, meaning you should be more zen.
SPEAKER_01You should be more zen and you're not, so there's something wrong with you.
SPEAKER_00It's freaking you out that you need to be more zen. Again, that's all in your psyche. And if you weren't on social media, you wouldn't have to worry about any of this. That's true. That is true. Let's just put that out there. Maybe soft, or if you're not active. On social media.
SPEAKER_01I accidentally got into the part of social media where it's like goes to the Dollar Tree and it does the life hacks and it'll like look at these plastic bins and then they use the hot glue and they do all these things and then oh here's the thing. I'm like, that's so ugly. And like out of all the like however many items you had to buy to put it together and then the time, like you could have fought gone to Pop Shelf and bought that.
SPEAKER_00Yeah, 100%.
SPEAKER_02So okay, maybe content is stressful.
SPEAKER_00Maybe we should move to the next segment. Yeah, yeah, yeah.
SPEAKER_01Let's stress us out. Oh, wait, wait, wait. Sometimes the healthiest thing you can do is disappear offline for a while. 100%. Clearly. Clearly to take a break.
SPEAKER_02I have a friend that's that does that periodically. And I guess I kind of do too. I'm not really on social media except for work and then whenever I was trying to advertise the 5K. So I feel like what are you gonna be stressed about?
SPEAKER_00Yeah, I think we all are have healthy social media boundaries 100%.
SPEAKER_01I've got the uh it's called brick. I think I've talked about this before, but it's a little magnet that goes we put it on our fridge, and when we brick our phone, it we've like set up a a like a name. So like if I want to evening relax, these are the apps that I want bricked. And and that means that I do not have access to that app. I can't do like a oh 15 minutes, you know, there's nothing. Like I can't, the only way to get back to that app is to walk downstairs, go to my fridge, and walk up to that little magnet and unbrick my phone. Wow. And it's really, really helpful. Yeah. You never just like, oh my god, and you're like stomping down the stairs and you're like, son of a and you're like no, if I suddenly don't have access to that app and I wanted it, I'm like, do I want to get up? Or do I wanna yeah, and I usually I would rather just not get up, and so I just don't go on that app.
SPEAKER_02That's hilarious.
SPEAKER_00Yeah, I have no problem putting my phone down and not looking at it. I just like I'm good at that. That's a skill. Yeah. Hold on to that.
SPEAKER_02So I feel like the points being you can't run on stress forever. Forever.
SPEAKER_01You cannot. No, you'll get sick from that. Yeah. I mean, you'll get an ulcer, you'll get high blood pressure, anxiety, anxiety, pain, attack. Yeah, neck pain. Oh, neck pain, oh, that was so bad during COVID.
SPEAKER_00Exhaustion. Yeah, at some point you'll your body will be forced to slow down if you don't choose it for yourself. And you know it'll be at an inconvenient time.
SPEAKER_02Yeah.
SPEAKER_01So you might as well just And then you're gonna feel guilty.
SPEAKER_00Yeah, and then just like going into all this. I mean, when you think about what you want success to feel like, choose what you want and keep it going. Like people just need to pay attention to their minds and their bodies.
SPEAKER_02Basically, nothing will rearrange your priorities faster than a health scare, which obviously we've been through that recently. Your own health or someone you love's health is more important than all the hustling.
SPEAKER_00Yeah, I think that's the best takeaway from that conversation we just had.
SPEAKER_02Yeah.
SPEAKER_00Nothing will put you in your place faster than a health scare.
