I'm Maggie Evans excited to guest host, and I have with me Danny Patton, one of our fantastic agents. You're going to get lots of energy today. Lots of energy. Danny is an agent with us in our Charlotte South office. She and her husband have a precious toddler and live in the great town of Matthews, north Carolina. We're going to get into some hot topics for today. We're going to talk social media. We're going to talk some I want some video tips from Danny and also we have a little underlying theme that we'll see around the customer service experience. Dani, how are you Hi, Maggie.

Thank you so much for the invitation. It's a dream come true.

Speaker 1:

So you have a little have a leg up on me here and that is, you actually have some broadcasting background right?

Speaker 2:

Yes, that's why I really wanted to be part of this podcast, at least one episode, because, yeah, my college degree is actually to be a TV and radio producer. And then, in 2014 and 15, yeah, I was a broadcaster in Mexico. I used to host two radio shows. So, yeah, that's why I wanted to be here, so I can kind of like go back to the microphone, you know? Oh, that's so much fun.

Speaker 1:

So in the radio show that you did was a motivation, but motivational show, right.

Speaker 2:

Yes, I'm all about that, I'm all about that I'm all about like learning from our period, like previous experience, and how we use like the bad experience to get wiser, you know. So that was my show about, and and when I listened to this podcast, I was like one day, one day I'm gonna be there one day. I just first need to work really hard, you know, know, and then you guys put eyes on me and then you buy me. Now I'm like yes, that's it.

Speaker 1:

Yes, that's where we are here today. So when you had that motivational radio show, you were helping others to really design a life that they wanted to live motivating them.

Speaker 2:

Yes, and actually I keep doing that through my social media. I think it's not all about real estate, you know, so it's about also like kind of like motivate people to keep going and show with my example how we need to hustle. You know, we didn't born rich, you know. So our life is about to every day keep going, keep going and just like, even if it's not the best day, you gotta keep going, you know.

Speaker 1:

Yeah, that's right. And then after broadcasting, you were a wedding planner. So there you were, helping to design the beautiful future of life there. So you had experience with that beautiful future of life there. So you had experience with that. You've worked as a travel consultant with Expedia, so more experience of just really designing that dream vacation experience. And something special happened, if I'm recalling correctly, when you were working with that Expedia travel service. What was that special thing that happened?

Speaker 2:

I know, right, I met my husband. He was my client. That's how good I am with clients. Yes, I always find all my jobs are about like it gotta be a nice, it gotta be fun, it gotta be joy, it gotta be like helping people. So as a wedding planner, I was helping this couple, you know, with this dream wedding, and I can say even I was more helping the brides right. And then with my radio show, I was like motivating people and through the music and through my voice, I just tell them him like, today is going to be awesome, let's listen to good music together, you know.

Speaker 2:

And then I became Expedia, like local expert, you know. So you book your vacations through Expedia and then you go to Mexico and when you arrive to your all-inclusive resort that I know Maggie loves those when you got there I was the one saying welcome to Mexico, maggie. It's the best job ever. I mean because it's my culture, it's my country and it's a paradise. So it was like welcome to Mexico and my job is to make sure you know, like, do you have a local expert that actually works for Expedia? That is your travel agency, and it was customer service. Okay, that's the main. Like, like reason to get together. Okay, but my way to make money was actually selling tours and excursions, okay. So it was basically help you plan really good time in Mexico. I have a great experience in Mexico and not just stay in the resort, just drinking all day and eating all day. That is beyond. That is more than that when you leave the resort, and my job was very similar to what I do right now. Number one help you like overcome your fears, because a lot of people think like I'm going to Mexico and I'm going to be inside of that resort because Mexico is not safe. Right, and I am like, okay, let me show you pictures of me having like enjoying all these experiences, all this, like exploring this Mayan temples or visiting this um, on their ground, like, uh, rivers, and all of this. Okay. So, and let me tell you, if this won't be safe, I won't be there by myself, and I was 20 something years old when I was doing that. So it was like it's fun and you can do it and just trust me. So that's pretty much what we do as realtors. You know we are here to make sure that you are not scared about the interest rates are really high, you know. So that's that's what I used to do and that's what I do to this day. Okay, and then it was just like also like make sure that their vacations were like the best time. So even then I was using like.

Speaker 2:

Back then I was using social media. I remember, after our conversation and planning all of those excursions and all of that, I was like follow me on Facebook, follow me on Instagram. You can message me through those apps, you know, and if you need something when you are in the middle of the Magian Temples, you can send me a message and I will be there, you know, like to help you. You know, but you're also going to have a tour, like guy that is going to be with you, so you're going to be fine, but I want to make sure that you know that I'm here, just in case something happened, you know. So I was already using social media. So when I moved to this industry, I knew social media will be like key, and it is. It is to this day.

Speaker 2:

So that's exactly what happened with my husband. Like I was like hey, do you want to go to the Mayan temples? And he went to the Mayan temples with his family and I arranged everything for them and I remember asking him like follow me on Facebook. And then, after they come back from the Chichen Itza, they send me pictures. He sent me pictures and be like thank you so much. It was the best day ever. We have so much fun and Mexico is amazing. By the way, do you want to go and grab a drink? Yes, and I was single and he was single and we were in our thirties and we were like okay, I guess we're getting married. And he was single and we were in our 30s and we were like, ok, I guess we're getting married.

Speaker 1:

Look at that, I love that. So, using social media in that way, which is a great transition into let's talk, can we talk more about social media? Yes, of course. Yeah, one thing that's that strikes me when I, when I look at your social media is really around understanding what your brand is. Can you talk a little bit about the importance of knowing your?

Speaker 2:

brand and staying true to your brand on social media. Yes, look, that is really important what you just say, like, because being on social media is about creating your brand, and that's what I always explain to realtors that are new agents, you know, because we are like trying to figure a plan and we don't know how I'm going to get to like, I want people to know about me, I want people to connect my name with real estate and how I'm going to do that, and I'm so glad that we are living that. I mean that we are realtors in this moment. We do have all the technology. In the past, you probably have to go to the radio and ask how much it costs for me to come to an interview or to the TV or have some, you know, or something like billboards or something. Now we have social media and it's right there and it's for free. You can join all those platforms for free, you know, and it's right there on your cell phone. So it's the best season to be a realtor, the best moment, because you can create your own marketing and you don't have to spend a lot of money, you know. So that's exactly what you're doing, what I'm doing every time that I share about what I'm doing today as a realtor. I'm building a brand. I want people to see that I'm a hustler. I want people to see that real estate is not just about, you know, showing houses. You know it's also like I record videos and I share videos. I go today to my Instagram and you're going to see me walking around the streets with signs. You know, I want people to know that we do a lot of things, you know, and when I have a listing, I I show them how I'm actually like cleaning that house. You know, making sure that it looks and it smells good before the showing. You know. So that's what I show. It's like a live stream or how do you call it, like a reality show.

Speaker 2:

You know where you can share. But the good thing is that you don't have to share your house. I never share videos of me in my house. I'm always in my car, I always, like, in an open house or I always at the office and, yes, I do keep a balance with if I go to a restaurant and my husband and my daughter are there, I share. I share my husband share my daughter. I share. When we went to Chicago, when we went to like if we go somewhere, I share that because I like to keep a balance in my Instagram or my Facebook so people can see that I'm a really good mom and I'm also here in Charlotte like doing family things, you know, and I'm active with my community. If I volunteer at church, I actually share what I'm doing, you know, because you don't want people to just see your Instagram or your social media and be just like oh, more houses, you know. No, I want them to actually be like oh, it's her birthday, you know. Things like that.

Speaker 1:

Right, so you use, so you would say that you cover. You cover real estate, of course, and we're going to get into more of that. Also, when you're out and about having dinner or when you're traveling, anything like that, when you're in the community, so you're highlighting things that are in the community, any other kind of topics that you try to make sure that you're keeping kind of things balanced with.

Speaker 2:

Yes, yes, I mean, for example, they just opened a new store here in the Ballantyne area in Providence. You know, so if I go to the new store and it happens to be something related to houses, because it's about decor, you can find it's Homesteads. So I post that. I went like Homesteads right here in the corner of Providence. It's here now. So that's what we should do, because it's not just about houses, it's also about the community, it's also about I want them to be like we got to go to Comstance. Danny told me that is, and I didn't tell them. You know, it's like I told the entire whoever is following me, but they they. When they refer to that, they are like we got to go to Comstance.

Speaker 2:

I watched Danny and she says that it's this new store in Providence, so we should go. That type of thing is my goal. I want them to get to that comment, you know, to be on top of their mind, and that's the thing. You know, I'm building a brand, I'm building a trust, you know I'm providing value, but I also want to stay top of mind, you know. So that's why it's important that you do it every day, and it doesn't have to be something like, oh, I have to go to an event to be able to have something that I actually can share.

Speaker 2:

No, I actually just every morning or not every morning, honestly every morning or not every morning, honestly but apparently three times per week, before I come to the office, I, literally, outside the office, in the parking lot, I turn on my camera and be like Instagram story and just like hi, good morning, it's Thursday, happy Thursday. You know, and be like you know what? I'm preparing an open house, so keep an eye on my stories. You know, because the next open house is in the Palisades and I want to share with you the address just in case this weekend you can swim by the open house. You know, it's just a little something and it doesn't take, because people can tell you Maggie, it takes time, yes, but it's work. It's like if you tell me, like putting together a form takes time, yes, but it's what we do, it doesn't take time. You know, it's like literally something that needs to be in your things to do every day that you commit to yourself.

Speaker 1:

do you put it in? Is it on a task list for you? Do you put it in your calendar of how many live videos or how many videos that you're going to record every week? How? What is your sense of? How do you stay accountable to yourself for that?

Speaker 2:

I know, right, that's hard, it's keep. I mean with everything, with the diet, with coming to the office, you know everything takes like yeah, you have to. I mean I do. I just I use a calendar, you know that helps me, and I set up like I assess TikTok, you know, or yeah. So I think that's one of the things, but I just probably I'm a very natural creator.

Speaker 1:

It sounds like yeah, it sounds like you have made it a part of what you do, rather than worrying about doing it.

Speaker 2:

No, no, yeah, important Maggie If my daughter is sick and she's at home she's four and she's at home and she didn't make it to the daycare and I didn't come to the office because I'm working from home and taking care of her, there is no social media that day. Right, you know, it's not like you're going to have to drop everything and go and run and create. It's not like it's not that way, you know.

Speaker 1:

I want to get into a little bit of video pointer so most of you can tell if you're listening. We can tell that Danny is very outgoing and so some of you might be thinking oh, danny, that's easy for you to say on video because it comes so naturally to you. But one thing I really wanted to point out on video and we want to do a lot of encouragement for folks today when it comes to video that it is possible for anybody to do it. And let's go through some tips on videos. I love watching your videos. I want to hear from you of your tips. And then I want to point out some things that I always notice when I'm watching your videos that I think are good tips for others that you may not even realize.

Speaker 2:

Oh, that's really cool. I want to.

Speaker 1:

I want to listen to that. Yeah, oh, yeah. So go ahead. What would you say for those that say I don't want to do video, I don't want to hear my voice, I don't want to see myself? What do they need to hear from you? Okay, it's a muscle. It's a muscle.

Speaker 2:

Yeah, yeah, you become better. And it's like like it's the same when we with transactions, you know, because I really think that this episode is this specific episode is for a lot of new agents, you know, and I want them to listen to this every transaction, you're gonna get better. Every transaction, you feel more like on control, you know, yeah, you are in control, you know. So it's the same with social media. It's it's, it's practice, it's like turn your camera for the first time. If I go and check how it was my first video two years ago, I was like, you know, but it's okay, you just have to. It's like when you are baking the first cake. You know your first cake, it wasn't as cool as the cake that you baked, this 500 cake, you know. So it's the same with the social media. You just have to do it.

Speaker 2:

And this is the thing. You don't care about judgment. Don't care, because I can tell you, maggie, this is my third year practicing and you don't have an idea how many people talk to me in events or church or just get together and they are like Danny, you're killing it. Oh my God, you're such a great agent. Oh my God, because I'm building that brand, because I want them to believe that I'm super successful and super busy.

Speaker 2:

You know, and I love that, because when they give me that feedback and out of nowhere, you know, just to say, hi, danny, how are you? Oh my God, you're killing it. You know, just to say, hi, danny, how are you? Oh, my gosh, you're killing it. You know, it's like you're always like busy with clients and wow, and that's where I am Like, ooh, it's working, you know. So that's what I say to agents when our office is beautiful, you know, hitting Valentine, and it's a big office, and then we get new agents all the time and I love, like, kind of like, giving them tips. You know, I love, I love teaching you know, and all right, let's let's do the tips.

Speaker 1:

I want to hear some of the tips. So one is just do it. Yes, just get uncomfortable.

Speaker 2:

Just turn on your camera, use filters if you feel like, oh, I don't look pretty today, it's okay to use filters. I use filters all the time, and if people are criticizing me because I use filters, if I don't use it, they are going to criticize me too. But at the same time this is what I was telling you Like, when I get together with my friends, they are saying positive things. They are saying oh my God, you're kidding me. They didn't say you look fat. They didn't say they can think about it. And I don't care, because at the end of the day, my main goal is to succeed and my main goal is to help more people and my main goal is to provide for my family. So when you have that very clear goal, everything else doesn't matter. You know, I don't care, my, my main goal is to be there and make sure that people can see that I'm a realtor and I'm actually the best one. I'm a rockstar, you know.

Speaker 1:

So here are some things that I notice with you. Tell me, are you ready for this? Yes, yes. One is, uh, that you bring. You do a really great job of bringing a calm confidence. So it's the way that you carry yourself. I don't know what you do, kind of before you get on camera, are you doing any rah-rah, verbal affirmations or you just go for it. But when you bring a calm confidence, so to me that means that you need to be comfortable. Don't overthink it because it doesn't seem like you do. Maybe you do.

Speaker 1:

Another one that you do a lot in your videos that I appreciate because I am similar, but it seems to really help in videos, which is you and I both talk with our hands a lot.

Speaker 1:

Talking with my hand, it helps the words come out. But in a video, when you're talking with your hands and you all, if you're listening, you can't see me, but I'm talking with my hands and making it a little bit extra. When you're talking with your hands, danny, it's engaging, so it's creating that extra engagement. So that's something else. And then the other big one that is important in video when I see, and with folks that I think this is where people have a hard time is that you do need to be a little bit of extra. From wherever you are, you don't have to be, you don't have to be somebody else, you need to be whatever you are, but just kind of up it a little bit, give a little bit of showman, a little bit of extra, so that it comes out when it's on video. Then it does seem a lot more natural. Those are some things that I noticed when I'm watching your videos.

Speaker 2:

Thank you so much, Maggie. That's a cool feedback. I like it. This is the reality. Oh, like the podcast, the reality is I'm raising a four-year-old. I'm raising a four-year-old, you know, and I have no grandparents around and I have a husband that also works full-time, you know, and our daughter is a person with autism, you know. So it's a big challenge. Our daughter is a big, big challenge. As a family, you know, we are going through a very difficult situation, you know. So sometimes we don't sleep, and you can tell that in my videos.

Speaker 1:

You always bring great joy in your videos. You really, really do. There's days when we are, there are days when we are feeling a little bit off. So when you're having a day like that, Danny, do you say, okay, not today, I'm just going to let it be, I'm not going to record anything. Or do you tend to say, okay, this is what we have going on and I'm going to, I'm going to keep pushing forward? What would you say?

Speaker 2:

I think the videos actually to keep pushing forward, what would you say? I think the videos actually I mean everything that I'm sharing in social media and kind of like help me to unplug from that situation or from those issues or from whatever we're facing. And it helps me to unplug and be here. And if I'm being here, I have to be my best, danny. And it comes to it's the same with the open houses and it's the same with my buyer's consultations. It's the same Like when I am there, I unplug from whatever I'm dealing with, and I'm pretty sure all of us we do that.

Speaker 2:

So I think real estate is keeping me sane. So because I unplug from that, and then I come here and I just have to be a person that is like a hustler and is trying her best, you know, and then I go back home, you know, and then I yeah. So, but that joy and that keeping my brain busy trying to help families, trying to help people, trying to help the community, that is actually what makes me like keep going. So I think social media actually helps me. Yeah.

Speaker 1:

So it sounds like it's really an outlet for you. It's an outlet for you. It's a way for you to connect with people. It's a way for you to connect. It's a way for you to connect with people. It's a way for you to connect. It's a way for you to connect with the people that know you, but it's also a way for you to connect with people that you know to see what's happening in their lives. When you turn it around from the side of you posting videos and you're putting out content, let's go to the other side of social media, which is shifting gears a little bit. How do you use social media so that you can see what's happening with other people and stay in?

Speaker 2:

touch. I know that's another benefit. That's another benefit and let me tell you I'm about to give you something really important and I want all the new agents to listen to this because it's really, really important. So, when I go to open houses, I actually have a sign that I put in the kitchen table, where I have all the brochures and everything, and it says follow me on Instagram and I'll. Actually I handled them the information of the house and one of those pages is my QR code and it says follow me on Instagram so they can follow me.

Speaker 2:

Because my ideal, the ideal situation is the after they leave the open house, they keep following you. Okay, and that's a reality for me. It's happening. So when I have a really good connection now that's also something that we talk in one of our meetings here at the office. Not every visitor of the open house is elite and not every visitor is going to. You're going to get that connection, but when, when you have those, do you really connect it and you have a really good conversation? You don't want that to end, and the only way that you are going to keep it in that personal level of connection, you know it's going to be like follow me. So the end of my conversation is always like follow me, you know, but by then they already like me. By then they are ready, and not because of my personality, they already like me because I already gave them information every time that I'm an open house and I really have someone. I mean, I have someone that really connects or is open to conversation with me. The conversation has a goal, and my goal is to prove them that I know what I'm doing. You know so, and I try to give them information that when they leave the open house, they are like I didn't know about this. You know. They are like they are going to be talking about oh, due diligence is this? Oh, we actually have to have some money to put a house under contract. It's not like we have to have money until closing. You know I always give them something. So when they leave, they are like she knows what she's doing, okay, so I want them to be like I have to follow her, you know.

Speaker 2:

And then when they follow me, my Instagram is my website. Basically, it's even better than a website because it's not boring like the website. My Instagram is going to have some videos where I am dancing on an open house. You know, like I was hosting an open house and I was dancing and you can be like, oh my gosh, she's silly. But then you have another video where you actually see me handling the kids to a couple. So they are, oh my gosh, she's closing. You know, she's helping, okay. And then you have another video when you have like a review of one of my clients. You know, so when you go through my Instagram, you are going to learn about me, you're going to learn about my business and my experience, and you're going to be like, oh, I trust her, I actually trust her.

Speaker 2:

Now, new agents, maggie, they have nothing to share. When you just got your license, what am I going to share? I don't have a closing, I don't have a client review. So I used to just go to model homes and just take videos of homes and just be there in the house and be like, look, how cool is this, is this London room. You know, and that's part of the content, you know. But you also can go to the Valentine's Bowl and be like, oh my gosh, flower Child has really good food. And here is my plate and here is Flower Child and here is me, your realtor, you know. So you don't have to be like, oh, but I don't have nothing to post. No, you do practice, like I told you, like you have to practice to be able to like grow in that, right yeah.

Speaker 1:

Do you, do you also look at what other people have on their social media so that it gives you a reason to pick, to reach out to them? Do you have any examples?

Speaker 2:

Oh, yes, yes, that's a really good one, okay, so they leave the open house, they follow me out, and then I follow them and then boom, now we're friends, you know. And then they keep posting about their lives and then, oh my gosh, that couple that I met at the open house, now they are engaged. So I give it a heart, a like, and I comment and be like oh my gosh, congratulations. And then boom, months later they are married, you know. So I send them a gift.

Speaker 2:

I did, and they are not my clients, but we have a really good connection and they follow me and I follow them and I am like I'm going to just secure this deal and I just text her and be like congratulations, send me your address. She sent me her address and by the time that they were back from the honeymoon they have like very cute, uh, newlywed present $20, maggie, it's just $20, you know. And she texts me immediately and be like we just came back from the honeymoon and we got this cute present from you. And tomorrow I'm sitting down with them to put together a plan, because their lease expires August. And I reach out and told them like I'm helping a lot of newlyweds, you don't have to think like please don't think that you have to save tons of money to be able to buy a house. Let's sit down and let me tell you what I did for all these other couples, and maybe that's the way you're going to become a homeowner this year, even though you just got married a few months ago.

Speaker 1:

So you use social media to connect with your now husband, to connect with potential clients. That's so great, and now you're able to do that. You talked a little bit about open houses. Can we switch gears and talk open houses? I want to hear what open houses have meant for your business. And then, how do you connect open houses and social media?

Speaker 2:

My open houses are my everything. Open houses and social media my open houses are my everything. I just closed my. My first deal came from an open house and it was just months from. I mean, I got my license January and I was under contract by May and it came from an open house. So I just throw up in houses and more during spring and summer. You know, those are the are the best open houses oh, it's springtime too, danny.

Speaker 1:

Oh, it's a good time for an open house believe me, I'm already booked all my weekends.

Speaker 2:

All my weekends are devoted to open houses.

Speaker 1:

I how many open houses do you try to commit to? How do you? Is it so many per weekend? Is it so many per month? My, what do you do?

Speaker 2:

I'm a mexican, I'm a hustler. You know, those guys building houses that we sold, you know, when you go to new construction and you listen to Mexican music, it's because those guys building those houses are Mexicans and those are under the sun and working 10 hours. And that's me. You know, I was raised to be a hustler and I can handle everything. I'm like yes, I can be a mom and work full time.

Speaker 2:

Yes, so, yes, definitely, I host. Sometimes when it's like the hot season that we are about to start that season, you know, the spring. I do two every Sunday and once no. Two every Saturday and one Sunday, or even four. Right now I have two, one tomorrow and one Sunday. But I do get to the point where I am like these opportunities are great opportunities and I can let this happen, you know. So I host one in the Saturday morning, one Saturday afternoon.

Speaker 1:

When you have. So what do you do if? What do you do if you have an open house and maybe it's not very busy? Is that a waste of your day?

Speaker 2:

no, no, no, no. I use every single open house to create content for my social media and every time that you create a post on your social media, you are like growing and growing and growing. You know you're growing your that brand. Okay, so I post about my open house, I mean before the open house. Then during the open house I post again. And, by the way, follow me on Instagram at realtor Danny Patton, danny with Y Patton double T. Realtor Danny Patton, so you can get, because you're going to steal my ideas. Realtor Danny Patton One N but two Ts. You're going to steal my ideas, because that's what I do too. I'm not like super creative. You just go on Instagram or TikTok and you see what other realtors are doing and then you're just like, oh, maybe I can do this. You know, and you do it. You do it yourself. You just buy a tripod.

Speaker 1:

Okay, oh yeah, I wanted to talk about. So this leads into one of the other topics, which is and I want to finish this conversation around open houses. Can we finish that conversation around open houses?

Speaker 1:

And I want to come back to the tool Can you tell Danny gets so excited, she just shoots off to the right. I'm going to bring her back. No, I love it. I love it. It's fantastic. So let's get back to open houses for a second. When you said you never waste an open house, that you're making the videos, are you doing multiple types of videos? Is it before, is it during, is it after? How are you doing that with the videos at open houses?

Speaker 2:

So my week is about the open house. My entire Monday, tuesday, monday I look for the open house. That's the day that you secure open houses. You're going to be texting all the listing agents trying to find your new open house, okay. And then during the week, I create all the material because you want to handle them information. You want people to leave that open house with something in their hands and that's something that I have your face and your email and your phone number and everything so they can handle the information, and then that's the way they contact you, or that you keep the top of their mind, you know.

Speaker 2:

And then the day before open house, like today, I went out and put signs out and that's a moment to create. You know I can't share content, you know. So it's literally me like walking around the streets with signs, ok. And then I go outside of the house to put a sign that says that tomorrow is going to be open, and then I create another video and be like this is the house I'm going to be here tomorrow. This is the address you know. So come here tomorrow, maggie.

Speaker 2:

Probably no one from my Instagram is going to go there tomorrow, probably no, but it doesn't matter, because my goal with those videos is like check this out, look at this house, you know, and maybe someone that is watching is like we should buy a new house, you know, you know. So my goal is not come sounds like my goal is come to the open house, but in reality is more like I just I'm doing something else that is like, yeah, look, look, the listing that I have is not my listing, it's Alente listing. I'm not lying, you know. So, yeah, and then the day of the open house. You know so, yeah, and then the day of the open house must. A lot of times that is no people there, but I make it work and I am like okay, guess what?

Speaker 2:

I'm going to be the tour this house and I'm going to share this on my social media and I video tour the house and then create something for social media, you know, and then, if I have even more like opportunity, like I say, you get your tripod and then you dance one of those videos that we're watching all over and you're like, oh, this one is not that difficult.

Speaker 1:

So you do the dances too. Now, that's really great.

Speaker 2:

You got to go to my Instagram. I just dance the one from the Super Bowl.

Speaker 1:

Oh, that's so much fun. That's fun. So, with open houses, you're very passionate about it. It's been a part of your business and I love what you said. You never let an opportunity go by. Even if there's nobody there, it's a great opportunity to spend time to get out in the community, to prepare. You're becoming a market expert because you're studying that neighborhood, you're studying the house. You're shooting plenty of video, taking photos as well, too Good, so you did mention earlier with your tripod. So those that are out there that are thinking about doing video or they just want to up their video game, what are the key components that you use when you're out and about?

Speaker 2:

Okay, first of all, all the equipment is not expensive. You don't, don't give me that excuse, that's not an excuse. You can literally go on Amazon. And then that's another thing just Amazon, boom, and just go tripods, you know, and it's like $30, you know. And then, boom, microphone. You know you need a microphone. You don't necessarily need the cell phone Now the cell phones got really microphones but you can get a microphone for $20, you know. And yeah, just those gadgets. I have another one that is kind of like a selfie stick, but it's even better than a selfie stick. It really helps when you want to tour a house, you know. So I use that one as well.

Speaker 1:

Does it help to keep everything steady? Yes, yes, yeah. And then the microphone that you use, is it something that has a long string?

Speaker 2:

this one, is the one that helps me to record those videos so it.

Speaker 1:

so it's on a stick that you can hold, yeah, and then it connects you. You connect your phone to it and it's gonna to move, yeah, so it has the ability to kind of stay still. And this one is like $70 probably.

Speaker 2:

I use now if you want to edit your videos, I use. It's called CapCut. Like you're cutting CapCut and that's an app and you don't have to pay for that one only unless you want to use the premium version, so that one is for editing is that the one that's through TikTok.

Speaker 1:

Do you have to have a TikTok account to use it? I didn't.

Speaker 2:

I don't. I mean it's owned by TikTok, that's for sure, but I don't think it's related one to the other. You don't have to TikTok, because I do know that some people don't like TikTok. I actually target my TikTok just in Spanish. Okay, just in Spanish.

Speaker 1:

Yeah, so TikTok is just in Spanish. You're on Facebook, you're on Instagram, and do you mix English and Spanish on those two?

Speaker 2:

Yes, and people loves it.

Speaker 1:

I was watching um, it was. I was watching a series that you did when you were out at a new construction and I loved it cause you were in your car and you were telling what was happening. And then the next video was you saying it in Spanish and I was. It's always so much fun watching you when you switch over to Spanish. Uh, cause I can't tell if you're excited, angry or what it's. Uh, it's always. It's always so much fun to watch that. So you have your camera, you have the microphone I wanted to. What kind of microphone or what style is it? Is it something that needs to my microphone?

Speaker 2:

is this one, and what's the name on the front of it?

Speaker 1:

It says anchor work, anchor work, and you like that one.

Speaker 2:

This one is a little pricey. I think I pay 100 120 for this one. But you can find this type of uh bluetooth microphones for your cell phone for like literally 20. I just won one of those raffles from the builders and they gave me amazon gift card for 100 and I bought this. You know that's fun. I really like this microphone, but I don't use the microphone in daily basis, like for all my stories on Instagram. You know like I don't need it. The cell phone.

Speaker 1:

So if you're the, if we're watching the video of you in your car, are you using the microphone?

Speaker 2:

Oh really, wow, that's great. I have an iPhone 15 and it's pretty good with the microphone that it has.

Speaker 1:

I'm hearing that it's not complicated, you don't have to get fancy, it's not overly expensive. Get the tripod, maybe get the moving tripod. Get a microphone. I imagine having a microphone if you're somewhere that's a little bit busier, it might help with that. Noise reduction, that, that, that extra noise reduction okay, good, and what other?

Speaker 2:

to create your uh flyers or reels, um, for facebook or instagram or I mean for every platform. Use canva, I use canva, I pay for canva, I have the premium, I have the canva pro. Yeah, I can become a pro, but that's super useful and it's just for social media, for everything that we do, because that's what right. We do everything. We create the flyers and the binders and the form and everything right? So, yeah, invest, invest some money and it's good because you have to have expenses. Right, you're going to pay taxes and you have to have some expenses.

Speaker 1:

So don't what other apps. So you've said CapCut's what you use for editing video. You use Canva to create posts. What else do you use? That's it.

Speaker 2:

That's it. Yeah, it's very easy and, like I said, it doesn't have to be super scary, it's not. You don't need a lot of money and you just need to start. Just start and then you're going get better. Over time you're gonna get better. Just don't be shy. You know, the beautiful thing about social media is like no one is watching you. That's why I really like hosting, uh, radio shows. No one is was watching me. I really I didn't kind of like really fully understood how many people I was reaching. I was just by myself in the radio, like what is like a boot, you know. Yeah, I was by myself. So I was. I kind of didn't fully understand how many people I was reaching. And it's the same with my social media. I'm literally in my car. Oh, by the way, you need like a kind of tripod for your car and it's okay, it's the same. It's going to cost you $20, amazon, you know.

Speaker 1:

I have a weird question. I like weird questions. Why is it that people like to record videos in the car?

Speaker 2:

I record my video in my car for a few reasons. Number one I don't like recording videos in my house. You know I don't. I don't instagram my house, um, and my car. As a realtor, my car is my office. I'm always in my car, so I think I didn't know.

Speaker 1:

I mean, I always see people in their car. I was like is it because the lighting is better? Are we getting good acoustics because we're in the car?

Speaker 2:

All of that help. Yeah, it's a small room, so probably it's better in that way, but it's also I mean, maybe it's because we are out and about, you know. So, yeah, the car is my place to catch up. I try my followers or the people that watch me because maybe they are not my followers but they do watch me. I treat them like I'm keeping up, you know. So I I kind of like give them updates of what's going on, yeah, yeah, excellent, I'm not an influencer.

Speaker 2:

By the way, Maggie, I don't consider myself an influencer. I don't. I don't think my, my social media accounts have enough followers to say that, but I I do have, um, people that are my clients and or people that I want them to be my clients, that they are keeping up with me and I like that. That's my goal, that does my market, that's my target, and so when I see them giving me a like, I am like mission accomplished.

Speaker 1:

Mission accomplished. I love that. So, dani, I can tell from the way that you like to use social media, you understand the influence that you, the positive influence that you can bring to others, bringing in that the joy of life and the joy of the services, with the background that you have of really creating and designing that experience, and you want people to see that when they're watching your video, when they're following you on social media. So, as we kind of start to wrap this up a little bit, what would be one encouragement for somebody that's out there that's a little bit nervous about trying something new that they might be interested in but they might have a lack of confidence to do that? So it could be social media, it could be video Heck, we could be listening. It could be somebody that's even thinking about getting their real estate license and they're nervous about doing that. What is the encouragement that you would give them today?

Speaker 2:

Look to all the ones that already got their license. I can tell you that that people already know what is like a stepping outside, you know like, because they already overcome that fear. I was there. I was like but who's going to be willing to work with me? A Mexican that has an accent, who's going to give me an opportunity to represent them? Right, I was like, no, I mean, and I'm so sure, and I'm very insecure, I have so many things that I don't like about myself. But then I was like but I love the idea of being a realtor, I just love the idea. So I was like you can do it, just jump, you know. And I did it. And so that's why every single person that got their license and left their previous job I think that is already in there, that type of like taking the risk and overcome fears and anxiety.

Speaker 2:

So it's the same with social media. If you see me, if I tell you that I closed transactions from my social media, if I tell you that I already closed transactions from my open houses, I'm telling you you can do the same. Just use the recipe, and we're here in this episode giving you the recipe. It's not like you have to figure it out. Here's the recipe. So just hold your breath and jump.

Speaker 1:

Hold your breath and jump. There's a great Les Brown quote that I love, Dani, which is do what is easy and life will be hard, but do what is hard and life will be hard, but do what is hard and life will become easy. I love that quote. Yeah, that's great, I know, I know that's good, just take the risk.

Speaker 2:

Because if you take the risk and if you win, like I'm winning, woohoo, you will be happy. Look at me, I'm happy. I'm happy, maggie, and I already told you a little bit of my struggles, right? So? And if you lose? Because I already have transactions where I lose and I was like, oh my gosh, I was crying and my brokers in charge were like calm down, daddy, so if you lose, you just will be way wiser. Like every time that I lose, I was like, okay, I just clean my wounds, you know, and then be like, okay, I'm going to get better next time. I have to protect myself in this and this other way, right, so just go, go, go get it.

Speaker 1:

I love that. Just because we fail, it doesn't make us a failure. Can we take that failure, look at it, understand what we can do differently next time? Dani, this has been so much fun.
