A successful listing appointment has a clear flow:

    Prepare before you arrive
    Open the appointment and set the agenda
    Understand the seller’s motivation, timing, concerns, and priorities
    Tour the home through the seller’s eyes
    Ask what would make this a five-star experience
    Connect your value to what the seller said matters
    Discuss preparation, pricing, and marketing strategy
    Explain representation and compensation using broker-approved guidance
    Guide the seller toward the agreement and next step 

A Question to Take Into Your Next Appointment

Before explaining everything you do, ask:  “What would make this feel like a five-star experience for you?”

Then listen for what the seller values most, such as communication, timing, financial outcome, security, honest advice, less stress, or a clear plan.

Once you know what matters, use this simple value connection:

“You said ______ matters. That makes sense because ______. Here is how I help with that: ______.”
