The Double Duty Agent® Podcast with Carla Higgins
The Double Duty Agent® Podcast with Coach Carla is for real estate agents who are building their business alongside another career, family responsibilities, caregiving, school, or a full life.
If you have ever felt behind, overwhelmed, inconsistent, or unsure how to make real estate work with the time you actually have, this podcast was created for you.
Coach Carla Higgins, founder of Double Duty by Design™, helps busy agents turn limited time into focused, income-producing action so they can build a real estate business that fits their life and helps their license become a path to income, freedom, and confidence.
Each week, you’ll get practical coaching, mindset support, real agent stories, and simple systems to help you focus on what matters most: conversations, appointments, clients, closings, and income.
This is not about hustle, comparison, or building your business like everyone else. It is about building by design.
You are not behind. You are building.

3 Ways to Build Your Real Estate Confidence Faster
Use Left/Right to seek, Home/End to jump to start or end. Hold shift to jump forward or backward.
You do not need another month of training before you begin. You need the right preparation, intentional practice, and enough repetitions to prove to yourself that you can handle the conversation.
This podcast is for the real estate agents building their dream life and business on their terms, especially if you are working another job, raising a family, or building it all at once.
Over the last few episodes, we have talked about asking for the appointment, leading a successful listing appointment, and holding a buyer strategy session. But knowing what to do does not always mean you feel confident enough to do it.
In this episode of the Double Duty Agent Podcast, Coach Carla shares three practical confidence builders that will help you move from learning into action.
You'll learn:
• How to prepare for a conversation without getting stuck in preparation mode
• Why saying the words out loud builds confidence faster than reading or studying
• Several ways to practice, including AI, friends and family, mock appointments, other agents, and brokerage practice sessions
• How to use feedback to improve without tearing yourself down
• Why real-world repetitions are essential to building lasting confidence
• How the Double Duty by Design Confidence Labs help agents practice before the pressure is on
Knowing what to do gives you direction. Practicing what to do gives you confidence.
The Confidence-Building Cycle
Prepare.
Practice.
Perform.
Review.
Repeat.
Confidence does not mean every conversation becomes easy. It means you trust yourself to stay present, listen, and find the next step when the conversation feels uncomfortable.
Ways to Practice
You do not need to wait until the perfect practice partner appears.
You can practice:
• With AI using voice mode
• With a supportive friend or family member
• Through mock buyer strategy sessions
• Through mock listing appointments
• With another real estate agent
• During conversation or dialogue practice at your brokerage
• Inside a Double Duty by Design Confidence Lab
Before deciding you have no one to practice with, look at what is already available inside your brokerage, your community, and your computer.
AI Practice Prompts from the Episode
Prompt 1: Act as a homeowner considering selling. I am a real estate agent practicing a listing appointment. Respond as the seller and ask me one question at a time. Include realistic concerns and objections. Do not coach me during the role-play. At the end, give me feedback on what I did well, where I sounded uncertain, and one thing I should practice again.
Prompt 2: Act as a buyer who raises an objection during a buyer strategy session. Give me one objection at a time and allow me to respond. After I respond, continue the conversation naturally.
Do not coach me during the role-play. At the end, give me feedback on what I did well, where I sounded uncertain, and one thing I should practice again.
For the best practice experience, use AI voice mode and say your responses out loud. Typing an answer is not the same as speaking through the conversation.
"Knowing what to do gives you direction. Practicing what to do is what gives you confidence."
Coaching Reflection Question
What is one real estate conversation or skill you need to strengthen?
Choose one way to practice it, put a practice session on your calendar, and give yourself the repetitions that will allow your confidence to grow.
Join the Objection Handling Confidence Lab
The next Double Duty by Design Confidence Lab is focused on objection handling.
You will learn a practical framework, hear the skill modeled, work through realistic scenarios, receive feedback, and practice the conversation multiple times in a supportive environment.
The Confidence Lab is interactive, so plan to participate.
You do not need to arrive confident. Building confidence is the purpose of the Lab.
