What if the key to your financial freedom lies in doing the very thing that scares you the most? Join me, Kari Jo Patterson, as I unravel the transformative mantra, "Do it scared," which has driven my journey from a solo esthetician to a thriving business owner and coach. Reflecting on my career's legacy phase, I reveal how pivotal moments and daring choices catapulted me into financial freedom by age 38. Inspired by the insights from "Rich Dad, Poor Dad," I took a leap into real estate, investing in Airbnb properties—a move that seemed daunting but ultimately laid the foundation for my enduring prosperity.

In this episode of the Esthetician Podcast, I share how selling my aesthetics business not only paid off those Airbnb investments but also paved the way for an early retirement. Now, I dedicate my time to coaching others to reach similar heights of success. Through my personal anecdotes and lessons learned, I highlight the significance of strategic planning and embracing fear as a catalyst for growth. Whether you're an aspiring esthetician or simply in search of inspiration, tune in to discover how bold decisions and resilience can lead to remarkable rewards, even when the path seems uncertain.

Kari Jo Patterson:

Hey y'all, welcome back to the Esthetician Podcast. And I moved to Texas and I do not have a Texas or Southern draw, but I wanted to try it out. And why not? I love accents. We've been talking about accents a lot in my house because my little boy is starting to try to like kind of pick up a little bit of an accent and so it is so cute. So, I don't know, I just decided to spin it and sometimes I get tired of coming on and saying the same thing on these episodes, so I'm trying to switch it up a little bit. So there you go, there's my Texas accent for you.

Kari Jo Patterson:

You welcome back to the final episode of our series of listing out all of Carrie's failures not all of them, but a failure in each phase. Today we are diving into the legacy phase and we're gonna explore how embracing your fear and taking bold actions can lead you to lasting success. I'm going to share my personal story, lessons I learned and advice to help you navigate this phase of your journey. I want to take you back to a moment in my career. I always am taking you back on. It's like flashbacks all the time.

Kari Jo Patterson:

Early on, I decided to invest in an Airbnb property and I did it because I didn't have retirement and I was just working. And I was, I read Rich Dad, poor Dad, and it just kind of changed my whole mindset on really everything and I wanted to make money and then go put my money to work so that that can make me money, so that one day that I could sit here and actually do exactly what I'm doing. I just had no idea it was going to work out. I remember at the time when I was going to go and buy my first Airbnb property and that is ultimately guys take you back for those just joining in and listening I built an aesthetics company. Within eight years, I sold it and I was able to retire by the time I was 38. How did I do that is because when I sold my company, I was able to pay off my Airbnbs that I had purchased early on and and I have systems running for that. It takes me less than five minutes five minutes, guys a week and I run all my Airbnbs and I make way more money than I ever made in the aesthetics field in five minutes a week. So that allowed me to do. What I'm doing now is to coach others to getting that same level of success, and that's really what I do in my VIP coaching.

Kari Jo Patterson:

At the time when I was buying my Airbnb, I was so scared what if it didn't work out? What if I was making this huge mistake? But I do remember this powerful mantra that I want you guys to remember, and it is do it scared oh my gosh, guys, I'm going to put it on a hat. I should put it on a hat and sell it on Instagram. Would you guys buy that? I need to do that. I'm going to put it on a hat. Do it scared. That's going to. Oh my gosh. That should be my realization.

Kari Jo Patterson:

Donning to this podcast is so useful, okay, so anyways, I took the plunge and that decision became the cornerstone of my financial growth and stability and how I was able to freaking retire and still make a shit ton of money. The thing was, when I was buying it, it wasn't going to be about the immediate returns. Basically, I was buying it for the foundation of the future and I was hoping that I could make enough money to cover the rent every month. Like I wasn't buying it, hoping that I was going to make money, I was just eventually, in 30 years, if someone else is paying the mortgage, it will be paid off, and and now I have a property. But so I really was focused on just kind of building a foundation for the future.

Kari Jo Patterson:

But what this experience taught me was that by taking calculated risk, even when fear is present, it is so essential for your long-term success as est estheticians, as empires in this business, we often grapple with so many common fears, which is one the fear of failure, the thought of what we do and not succeeding at it. It can be paralyzed and stop us from making moves. Two, we have the fear of the unknown, so stepping into uncharted territories without guaranteed outcomes I mean, like when we all decided to open our business, this was us and there is the whole fear of what's going to happen. We don't know, you don't know until you do it, and you don't get the confidence until doing something that you don't know the outcome of, and that's where confidence, I believe, comes from. There's the fear of making the wrong decision and worrying that a single choice can derail your entire progress and screw everything up. Tell me that that's not relatable. Tell me that, like sometimes you're like I can't make that one decision because it would ruin absolutely everything. These fears are so natural and they are literally going to prevent you from seizing the opportunity that can lead to your growth and your fulfillment.

Kari Jo Patterson:

I know, guys, I know, reflecting on my entire journey, I realized that some of my missed opportunities it stemmed from hesitation and fear. For instance, there were times I was delayed in expanding my services or hesitated to invest in technologies and fearing that, unknown, those moments led to stagnation when my business was stagnant. I had those fears recently, this last year, because I started a new business and you guys, this my six phases of building your business. It's not just for the aesthetics world, really. I mean, it can apply in every, every business.

Kari Jo Patterson:

When you first start off, it's great and then you go to the survival phase. Well, that is what happened with me. I was a little bit in the survival phase last year. You know, grinding. I have nobody knows me except for those who are in my like small little town, and so now I have to go brand in the whole entire world. And so, yeah, there is the survival phase, the fears. They got to me again, just like they get to you, and I was, oh my gosh, I can't do this, this is so hard. This isn't working.

Kari Jo Patterson:

Maybe I should give up but when I look at it, if I had an esthetician tell me they want to give up in the first year, would I tell them to give up? No, dude, you're in year one. Hello I, I didn't start making it till year 10. You know what I mean? The same thing. And then when you look back on the year, you realize that you actually this is total side note. But when I got to look back on the year, you realize that you actually this is total side note. But when I got to look back on my last year, I was like holy cow, I was way more successful. I'm not where I want to be yet, but where I got through 2024 is amazing, amazing, and when I saw it in review, I was so stinking excited.

Kari Jo Patterson:

Overcoming I think this is the thing is you've got to overcome fear, and overcoming fear is a journey and I want to tell you some strategies that I have. It's been proven effective for me so that you can really build that empire and get to your legacy phase, and that is one. You have to acknowledge your fears. You have to be able to recognize that you're afraid and why. This is the first step and it's really becoming self-awareness and that's what's going to help you overcome it. It's really becoming self-awareness and that's what's going to help you overcome it.

Kari Jo Patterson:

I had there was this boy. He's my husband's friend's son and I'm kidding you not, this guy is going to be like a millionaire one day. Just wait, he's in his twenties and I just there's so much freaking potential in him anyways. And he's Carrie, teach me how to get into these. You know Airbnbs and. And I tell him, and and he's so smart and he already knows. And finally I looked at him and I was like dude, let me tell you you don't. And he's like yeah, I just need to get around. He kept telling me this. He's like I just need to be around the right people, I just need to know the right people. I just I need somebody to show me how to do it. And I was like no, that's not what you need.

Kari Jo Patterson:

Your problem you have the knowledge you need right now to make it move. The problem is you're not willing to move. You're holding yourself back. What you need is action, not knowledge. Sometimes you get to the point where you have enough knowledge. You don't have enough action. After he acknowledged that, funny enough, he's starting to make moves, Acknowledge your fears and then seek knowledge and mentorship and surround yourself around people who can provide the guidance and support and use their experiences. And then, of course, you want to take action. Action will put all fears down to rest. You have to. If you feel fear, do something moving towards it. A small step, that's all it takes. You need to embrace your failure as like your biggest learning opportunity.

Kari Jo Patterson:

Investing in real estate. For me, it was the best decision I ever made to purchase an Airbnb property, and it has been so intermittent like what's that word Intermittent? I can't even say it and I'm trying to think of it. Basically, it's been the key I don't know stone or whatever of building my lasting legacy, and I also want to. When I bought my real estate, that was great, but then, like it was like it kind of you know when you do something that it gives you confidence to do more of it. Well, when I bought my property, I was like, oh my gosh, this is great. You're right, real estate does pay off. It gave me the confidence to then go buy the building that I bought and renovated the 4,000 square foot building of my aesthetics business. The Airbnb gave me the confidence to go and do that and that, had I not have redone that building and bought a building and moved my aesthetics empire in there, I don't think I could have sold my company for I don't think yeah, I don't think I could have sold it. That building was so desirable for so many people when I redid it and it really was instrumental in helping me sell my company.

Kari Jo Patterson:

Investing in real estate is a very big move. I want you to think beyond just living paycheck to paycheck and investing in assets like real estate. That is going to help you create a more sustainable foundation for your future than just selling your time for money. I want to encourage you to reflect back on any fears that are going to hold you back. I want you to identify one and make the bold action in 2025 to move towards that. Thank you, guys, for tuning in.
